John Vanhara I like buying/selling process for commercial properties better than residential real estate. The reason is that the process is more business like instead of emotional based when people purchase or sell their homes. What I also like on commercial deals is the common 30 days due diligence. When you sign contract it is very usual to get at least 30 days to do due diligence. Get your financing together, find if the zoning is right, check environmental issues, etc. Once you pass due diligence period earnest money deposit become non refundable. Very straightforward process.
