There are always good deals in any market
John Vanhara There are always good deals and it doesn’t matter if you are in the hot or slow market. There are also great deals. What I consider as great deal? Something you can buy and sell immediately and make money. Something with hidden potential or positive cash-flow. I think all my commercial purchases in the last few years were really good or great deals.
The last one is a land purchase behind my office. The properties (three lots) were not listed. We found the owner and he told us asking price (very reasonable). We made it a very easy transaction with paying cash and not making any contingencies (only the 30 days period was required, but we didn’t ask for much more). The deal is closing today and everybody is happy.
We bought almost an acre of land with potential to make bigger space for our office or to build some residential. There are a lot of possibilities and I will be exploring them in the near future. But for now it is good to know that we have a great deal closing and we are free to do anything we want.
