Comparing LV and SoCal
John Vanhara Most of my attention for commercial real estate is in Las Vegas, NV and Southern California. Las Vegas is the place where my business is located and Southern California is the place where I spend a lot of time (South Bay area - Manhattan, Hermosa and Redondo Beach).
Recently I was looking at commercial building for sale (Manhattan Beach Blvd & PCH). This building has about 15,000 sq. feet of offices and retail space. The location is perfect and the price is $4,450,000.
I still cannot figure out how to make the numbers work (assuming realistic leases around $1.50-$2.00 per sq. foot/month).
But when I compare with market in Las Vegas we are getting similar per sq. foot price here. If I would have to choose I would definitively buy rather in beach cities and in Las Vegas. This is another reason why I think that Las Vegas is really overpriced.
