I am seeing more and more commercial real estate listings with 9% CAP. Comparing to situation about year ago where most of the stuff was 6-7% now I am getting tons of 8-9% listings.

I am amazed how expensive commercial real estate become in Las Vegas during the last three years. When I was purchasing office buildings as an investment in 2003 I paid about $100-$120 per sq. foot. Residential was booming and got quickly from around $100 to $200.

Sometimes I come accross interesting deals. Like this one Melber, LA post office for sale. Sales price is only $52,500 and CAP rate is huge 9%. Unfortunately there are no photos. Does anyone knows the area?
